1. What percentage of market value will I expect to pay?

When valuing a property we take into account the size, type, location and condition, and you can expect to pay just 75% or less of the open market value, [ the price which could normally be achieved within 8-12 weeks through an estate agent].

 

2. What about rent?

We always provide a clear estimate of expected rental , and where a property is likely to be purchased for investment purposes, we strive to ensure that this monthly figure stacks up in relation to mortgage / finance.

 

3. Are the properties tenanted?

It varies. In many cases the properties are vacant. Where there are tenants, this will be made clear from the outset.

 

4. How do I make an offer?

In writing to our company solicitor. This offer must be accompanied by proof of funds.

 

5. How do I secure my purchase?

Once you have decided in principal to purchase a property, you will be required to make a deposit to our company solicitor who will then act as an independent stakeholder.

 

6. What if I change my mind?

When you pay your deposit, you need to be certain that you wish to complete the purchase, as the deposit is non refundable, excepting where the survey significantly devalues the property by 10% or more.

 

7. How quickly will I be expected to complete the sale?

All our property deals offer you exceptional value for money, and in return we expect you to complete any purchase within 1 month from date of survey.

 

8. What is the scope of your service?

Many clients are prepared to purchase properties purely on the evidence of our photographs and details, allied to an independent R.I.C.S. report, and we will always accompany the surveyor to site as part of our service.

If you require, then we are more than happy to show you around any of the properties on our current list.

 

9. Are there any additional fees?

Not normally - if you complete a purchase through us you will pay only the price advertised. Nothing on top.
You will however, be responsible  for your own survey and legal fees.

As previously stated, we are more than happy to show you around any property but due to the nature of our business [ ensuring a quick sale at a discounted price ], we cannot afford the cost of cancelled or failed appointments, and therefore ask for a small initial deposit, which is fully refundable on completion.
